Financial Services that we offer include:
- Online terminal dedicated to every community that we manage gives complete transparency – financial statements, invoices, and the most specific transactions can all be accessed by Board members in real time, 24/7
- Assuring that all operating and reserve accounts are properly set up, maintained and reconciled
- Enforcing collections of monthly maintenance fees and other charges, and maintaining aggressive follow-up action on all unpaid assessments or fees
- Keeping accurate records of owner occupancy and receipts, and distributing monthly billing statements
- Preparing the annual operating budget for review and approval by the Board and/or Association, and helping the Board of Directors focus on long-range capital replacement schedules
- Approving and paying all invoices in accordance with the approved budget, providing copies of all bills and invoices paid from the Association’s account if requested
- Preparing monthly financial statements showing total monthly and year-to-date activity by the line item
- Assisting the Association’s outside accountant/auditor in performing the annual and federal income tax preparation
- Direct deposits, debit cards and credit cards are all universally accepted
Physical Plant Services include:
- Inspections of Association common areas conducted at least three times per week. Property, grounds, equipment and other facilities. Inspection reports of the property and recommendations are given to the Board of Directors monthly
- Arrangement for outside professional consultants (when needed) to prepare specifications, obtain and award bids, prepare contracts, and oversee execution of work to verify compliance
- A preventive maintenance program for the building and grounds, with coordinated scheduled and unscheduled maintenance activity plans
- Ordering of requested or necessary repairs and overseeing the work to it’s completion. Inspecting finished product
- Selection and supervision of all contracted vendors, assuring that all agreements and duties are being followed
